Pontegadea Inversiones, the family office of Inditex founder Amancio Ortega, acquired Capital 8, a landmark Paris office complex, for €800M in the largest single office asset transaction in continental Europe since 2022. The complex, located in Paris's eighth arrondissement, houses the headquarters of Tikehau Capital and offices of Mitsubishi, Standard Chartered, NatWest, and CMA CGM, among others.

4. Bezos Expeditions | $450M | Professional Services

Bezos Expeditions, the family office of Jeff Bezos, and Doerr Capital, the family office of John Doerr, participated in CuspAI's $450M Series B led by Kleiner Perkins and NEA, valuing the AI materials discovery company at $2.6B. CuspAI is building an AI platform to accelerate the design of new materials across semiconductors, energy, and advanced manufacturing, with more than 45 founding partners including NVIDIA, Meta, Samsung, and Hyundai Motor Group.

5. Vulcan Real Estate | $340M | Real Estate Management & Development

V​​ulcan Real Estate, the property investment arm of the estate of Microsoft co-founder Paul Allen, sold Tower 1 at West Main, a 364,868 square foot office complex in Bellevue, Washington, to Preylock Real Estate Holdings for $340M. The asset, leased to Amazon at a cap rate of 6.75%, represents one of the largest office transactions in the Pacific Northwest in 2026.

Lupa Systems, the media and technology holding company of James Murdoch, completed its acquisition of New York Magazine, the Vox Media Podcast Network, and Vox in a deal valued at more than $300M, with the three divisions now operating as a new Lupa subsidiary under the Vox Media name. Jefferson River Capital, the family office of Hamilton "Tony" James, former president and COO of Blackstone, participated in Norm Ai's $120M Series C led by Khosla Ventures, valuing the legal AI company at $1.2B. Norm Ai builds agentic legal technology for institutional clients managing more than $30 trillion in assets, combining AI agents with senior attorneys to deliver legal services priced on outcomes rather than billable hours.

10. CDS International Holdings | $97.8M | Real Estate Management & Development

CDS International Holdings, the family office of the late South Florida entrepreneur Carl DeSantis, co-invested in the $97.8M acquisition of The Ponce, a 365,000 square foot office portfolio in Coral Gables, Florida, through a joint venture with Greenwall Capital. The portfolio comprises two Class A and B office buildings and a parking garage on Ponce de Leon Boulevard, acquired from PGIM with $30M earmarked for upgrades through 2027.
