Investment consultants directed roughly $28.8 billion into private real estate commitments across public pension systems in Q2 2026. State Street led all consultants at just over $9 billion, followed by Meketa Investment Group at $7.26 billion and AON at $2.87 billion.
Activity spanned the full private real estate spectrum: core, core-plus, value-add, and opportunistic real estate, alongside real estate debt, real estate income, and a handful of secondaries and co-investment vehicles. A small number of mega-programs drove most of the volume. New York City Employees' Retirement System alone accounted for State Street's entire total, while Ohio Bureau of Workers Compensation and Arkansas Teacher Retirement System anchored large, diversified real estate books through Meketa and AON respectively.
Given the sheer volume of commitments this quarter, we've pulled out the top investment strategy from each of the 10 consultants covered here, to show where the largest capital commitments landed.
Ten consultants account for the bulk of Q2 2026 private real estate activity: State Street, Meketa Investment Group, AON, The Townsend Group, Callan Associates, StepStone Group, NEPC, Marquette Associates, Aksia, and Hamilton Lane Advisors. Several pension systems, including Ohio Bureau of Workers Compensation, District of Columbia Retirement Board, and Chicago Teachers' Pension Fund, built out large, highly diversified real estate portfolios of 20 or more individual fund commitments through a single consultant relationship.

Q2 2026 private real estate activity was heavily concentrated at the top. The top three consultants alone, State Street, Meketa Investment Group, and AON, guided over $19 billion, roughly two-thirds of total activity across the top 10. Several single pension programs (NYCERS through State Street, Ohio Bureau of Workers Compensation and District of Columbia Retirement Board through Meketa, Arkansas Teacher Retirement System through AON, and Chicago Teachers' Pension Fund through Callan Associates) each ran real estate books of 20 to 98 individual fund commitments, reflecting long-standing, deeply built-out manager rosters rather than one-off allocations.
Value-add and opportunistic real estate showed up as the most common sub-asset classes in every large, diversified program, consistently outpacing core and core-plus in raw fund count even where a core vehicle anchored the largest single check. This suggests consultants are pairing a small number of large core holdings with a much longer tail of smaller, higher-return-seeking value-add and opportunistic commitments.
