Overview

Seven Post is an RIA and private investment office that advises on and manages diversified, global, multi-asset class portfolios for a select number of clients with significant assets. It is focused on private real estate and private credit. The firm requires a minimum 2% co-invest from GPs on funds greater than $100MM, and more than that for smaller strategies. Seven Post only considers management and performance fees; it will not look at managers that expect success or financing fees on their deals unless they roll these 100% into their own investments alongside LPs. Likewise, the firm will not look at managers that do not refund LPs for transaction-related fund expenses and underlying fees that may be earned by the manager for asset management activities. Seven Post prefers low leverage and no cross-collateralization of underlying assets. Liquid alternative strategies are unlikely for the firm at the moment, but they require at least $500MM in AUM and a minimum 5-year track record for the firm to look at these types of investments.
