KingSett Capital and Choice Properties REIT have agreed to acquire First Capital REIT in a transaction valued at approximately $9.4 billion including assumed debt, with unitholders receiving $19.24 in cash and 0.3186 Choice Properties units per unit — representing total consideration of $24.40 per unit and a 17% premium to First Capital's 20-day VWAP. Upon close, Choice Properties will acquire approximately $5.0 billion of urban necessity-based retail assets while KingSett acquires the remaining approximately $4.4 billion of First Capital's portfolio, solidifying Choice Properties as Canada's leading REIT.
CICT has agreed to acquire Paragon, a fully occupied freehold integrated retail, office, and medical development on Singapore's Orchard Road, from Cuscaden Peak for S$3.9 billion at a 3.9% entry yield, with the transaction expected to be 2.1% DPU accretive while maintaining pro forma aggregate leverage at a prudent 39.2%.
Blue Owl has agreed to acquire Sila Realty Trust, a healthcare-focused net lease REIT, for $30.38 per share in an all-cash transaction valued at approximately $2.4 billion, representing a 19% premium to Sila's closing price prior to announcement. The deal gives Blue Owl a portfolio of 137 healthcare properties across 65 U.S. markets spanning the continuum of care, underpinned by long-term triple-net leases and strong tenant fundamentals.
CICT has agreed to sell Asia Square Tower 2, a leasehold office asset held since 2017, to IOI Marina View for S$2.48 billion — a 9.9% premium to its December 2025 market valuation — with net proceeds to be redeployed into higher-yielding assets and balance sheet strengthening.
Ares Management has agreed to acquire Whitestone REIT in an all-cash transaction valued at approximately $1.7 billion, or $19.00 per share, representing a 12.2% premium to Whitestone's closing price prior to announcement. The deal gives Ares a portfolio of 56 convenience-focused, open-air retail properties spanning roughly 4.9 million square feet across high-growth Sun Belt markets including Phoenix, Austin, Dallas-Fort Worth, Houston, and San Antonio.
KKR has agreed to make a $1.5 billion equity investment in Vertical Bridge, the largest private owner and operator of communications infrastructure in the United States with a nationwide portfolio of over 17,000 towers, joining existing sponsors DigitalBridge and La Caisse as long-term partners. The investment provides Vertical Bridge with a fully funded capital structure to accelerate organic tower development and selective M&A as 5G densification and surging data demand drive structural growth in wireless infrastructure.
Kering has finalized the sale of an 80% stake in its iconic Via Monte Napoleone 8 property in Milan to Al-Mirqab Group, contributing the asset to a newly incorporated joint venture that valued the building at approximately €1.16 billion, with Kering receiving €729 million at closing and €432 million deferred over five years while retaining a 20% stake. The transaction follows similar real estate partnerships in Paris and New York as part of Kering's strategy to unlock capital from trophy luxury retail properties while securing long-term access to prime flagship locations for its Houses.
National Health Investors (NHI) has agreed to sell a portfolio of 32 skilled nursing facilities and three independent living facilities to National HealthCare Corporation, the current lessee, for $560 million, with closing anticipated on July 1, 2026. The divestiture accelerates NHI's capital recycling strategy by reducing skilled nursing exposure, strengthening its balance sheet to approximately 2.3x net debt-to-EBITDA, and increasing private-pay senior housing concentration as the company pursues higher-quality investment opportunities.
Wasabi Technologies, a cloud storage provider, has secured a $250 million credit facility led by Bain Capital's Private Credit Group with participation from several institutional lenders, following a recent $70 million equity round that valued the company at $1.8 billion and bringing total funding to over $700 million. The financing will support continued investment in Wasabi's cloud storage infrastructure and global expansion as demand for scalable, cost-effective storage accelerates alongside AI and modern data-intensive workloads.
Kurv Industrial has acquired East Pompano Industrial Center, a five-building, 818,611-square-foot industrial park in Broward County, South Florida, from QuadReal Property Group for $220 million — the largest industrial acquisition in South Florida this year. The purchase is part of Kurv's previously announced $789 million joint venture with CPP Investments, with the 50%-leased park targeted for speculative office build-outs and energy-efficiency upgrades under Kurv's ownership.
