1. Kaisa Group Holdings Ltd - Opportunistic/Special Situations/Event Driven
Kirkland & Ellis has advised a key noteholder group on the successful restructuring of over US$16 billion in offshore liabilities of Kaisa Group Holdings, marking one of the largest Hong Kong court-sanctioned schemes of arrangement to date. The deal, which closed on September 15, 2025, is a landmark moment in China’s ongoing property sector crisis and underscores Kirkland’s pivotal role in navigating complex, cross-border restructurings.
2. ChinData Group - Carve-Out / Divestiture
Bain Capital has announced the US$4 billion sale of its data center platform WinTriX’s China operations (Chindata) to a consortium led by HEC, marking the largest M&A deal in China’s data center sector to date. The transaction reflects strong investor appetite for next-gen digital infrastructure and underscores Bain Capital’s success in scaling Chindata into a hyperscale leader supporting China’s digital transformation.
3. Vantage Data Centers - Minority
Vantage Data Centers has secured a $1.6 billion investment from GIC and ADIA to accelerate the expansion of its Asia-Pacific platform, including the acquisition of a 300MW+ hyperscale campus in Johor, Malaysia. The move positions Vantage as a leading provider of AI and cloud infrastructure in the region, bringing its total APAC capacity to 1GW amid surging digital infrastructure demand.
JLL has arranged a $1.1 billion national multi-housing portfolio venture on behalf of Sunroad Enterprises, bringing in Fairfield as a strategic partner and securing $665 million in financing from Freddie Mac and KKR. The 15-property, 3,830-unit portfolio spans six states and combines Class A and value-add assets across high-growth markets.
5. Regal London - Strategic Acquisition
Arada has entered the UK housing market with the acquisition of a 75% stake in London-based developer Regal, marking its second international expansion following Australia. With an initial AED2.5 billion investment, Arada aims to accelerate Regal’s 10,000-unit pipeline and establish a major presence in London’s residential sector under the newly formed Arada London.
6. Warehouse REIT plc - Take-Private / Public-to-Private
Blackstone acquired UK industrial property landlord Warehouse REIT for approximately £489M ($660M) after its offer crossed the unconditional threshold. The deal concludes a months-long pursuit that saw a rival bid from Tritax Big Box REIT.
Property Finder has secured a $525 million strategic investment led by Permira, with participation from Blackstone and continued backing from General Atlantic, marking a significant milestone for the MENA region’s leading property classifieds platform. The funding will support the company’s expansion and tech-driven innovation as it scales across the fast-growing MENA real estate market.
8. Two Roads Development - Structured Credit
Two Roads Development has secured $520 million in construction financing for Pendry Tampa and Pendry Residences Tampa, a luxury hotel and residential tower set to reshape the downtown skyline. The deal includes a record-breaking $290 million C-PACE loan from Nuveen Green Capital, marking the largest such financing to date for a project of this scale.
Hines Global Income Trust has acquired two premier mixed-use assets, Runway in Los Angeles for $428.1 million and Montrose Collective in Houston for $137.5 million, bringing its portfolio to $5.6 billion in gross asset value. These acquisitions reflect Hines’ focus on high-performing, well-located living and retail properties with strong occupancy and long-term growth potential in dynamic urban submarkets.
10. Washington Holdings - Real Estate
Security Properties has completed a $400.8 million acquisition of a five-property, 903-unit multifamily portfolio in Seattle from Washington Holdings, marking one of the largest residential transactions in the region this year. The deal reinforces the firm's long-term commitment to the Pacific Northwest and highlights its strategy of targeting high-quality assets in desirable, supply-constrained urban neighborhoods.
