Below are the top 10 real estate transactions.
Sun Life completed the acquisition of the remaining 44% stake in BGO for C$1.59 billion and the remaining 49% stake in Crescent Capital Group for C$829 million, bringing both real estate and alternative credit managers to full ownership under its SLC Management platform. The buyouts follow strong performance since initial acquisition, with BGO and Crescent delivering C$4.2 billion in combined fee-related revenue and growing AUM from C$115 billion to C$165 billion between 2021 and 2025.
Brookfield Asset Management acquired Fidere Patrimonio Socimi — a portfolio of approximately 5,000 rental apartments across 47 buildings in Madrid — from Blackstone for a net price of €1.05 billion ($1.1 billion), representing the largest real estate transaction in Europe since the outbreak of Middle East hostilities. The deal, first tabled in January, was completed at a price in line with Blackstone's carrying value of the assets, which it originally acquired in the aftermath of the global financial crisis.
Nxtra Data (owned by India's Bharti Airtel) raised $1 billion from a consortium led by Alpha Wave Global ($435 million), alongside Bharti Airtel ($290 million), Carlyle Global ($240 million), and Anchorage Capital ($35 million), valuing the data center firm at approximately $3.1 billion. The fundraise will support Nxtra's infrastructure expansion as India positions itself as an emerging AI and data center hub, with Bharti Airtel retaining its controlling stake.
EQT Real Estate acquired a portfolio of 25 East Coast warehouses totaling 4.4 million square feet — spanning Connecticut to Florida — from Mapletree Investments for $575 million, expanding EQT's U.S. infill logistics holdings amid sustained demand from e-commerce and third-party logistics tenants. The deal marks Mapletree's fourth U.S. logistics divestment in the past year as the Singapore-based firm continues to rationalize its approximately $60 billion global portfolio.
Harbor Group International agreed to acquire an 11-property multifamily portfolio from AH Realty Trust for $562 million in cash — backed by a $15 million nonrefundable deposit with no financing contingency — in a deal expected to close mid-2026. The transaction allows AHRT to simplify its platform, reduce leverage, and sharpen its focus on retail opportunities, while extending HGI's multifamily acquisition momentum following $2.55 billion in purchases in 2025.
Amazon Data Services acquired George Washington University's Virginia Science and Technology Campus in Ashburn, Virginia for $427 million, with the deed authorizing Amazon to develop a data or information technology center on the site. The acquisition is part of Amazon's broader infrastructure expansion to support artificial intelligence, capitalizing on Ashburn's position as a premier data center hub in the U.S.
Six Flags Entertainment agreed to sell seven of its regional amusement parks — including Valleyfair, Worlds of Fun, Michigan's Adventure, and four others — to EPR Properties for $331 million in cash, with net proceeds earmarked for debt reduction. The divested parks collectively generated approximately $260 million in net revenue and $45 million in Adjusted EBITDA in 2025, and the transaction allows Six Flags to sharpen its operational focus on its remaining 34 parks across 23 North American locations with the highest growth potential.
GI Partners completed the acquisition of two fully leased data centers in Laurel and Severn, Maryland, expanding its footprint in the Baltimore-Washington Corridor — a high-growth market driven by demand from government, defense, cybersecurity, and regulated cloud users. Financial terms were not disclosed; the acquisition brings GI Partners' data center portfolio to 78 facilities, representing more than $8 billion invested across data centers and digital infrastructure to date.
An affiliate of Inland Real Estate Group acquired The Arboretum, a newly constructed 292-unit multifamily property in Farmingville, New York from BRP Cos. for $190 million, arranged by JLL. The 62-acre development on Long Island features a mix of single-family homes and garden-style apartments averaging 1,682 square feet, with 30 units reserved for workforce housing.
Starcloud raised $170 million in a Series A round led by Benchmark and EQT Ventures at a $1.1 billion valuation, making it one of the largest Series A rounds in recent months. The cloud infrastructure startup will use proceeds to scale its engineering team globally and accelerate product development, targeting developers and businesses seeking agile, cost-effective infrastructure for AI and data-intensive workloads across North America, Europe, and Asia.
