Below are the top 10 real estate transactions.
An investor consortium led by Affinius Capital and Vista Hill Partners has agreed to acquire Veris Residential, a Northeast-focused Class A multifamily REIT, in an all-cash transaction at $19.00 per share, implying an enterprise value of $3.4 billion and a ~23% premium to Veris' unaffected share price. The deal, expected to close in Q2 2026, marks the culmination of Veris' five-year transformation into a pure-play multifamily REIT following its pivot away from office assets.
Ares Management arranged a $2.4 billion debt facility for Vantage Data Centers, one of North America's largest hyperscale data center platforms with 17 campuses and 4+ GW of IT load capacity, to refinance existing debt and fund development and construction across its North American portfolio. Ares holds approximately $1.6 billion of the commitment, with the portfolio 100% leased under long-term agreements to predominantly investment-grade hyperscale cloud and AI customers.
Brookfield Asset Management has agreed to acquire Peakstone Realty Trust, an industrial-focused REIT comprising 60 industrial outdoor storage (IOS) properties and 16 traditional industrial properties, at $21.00 per share in an all-cash transaction implying an enterprise value of ~$1.2 billion — representing a 34% premium to Peakstone's unaffected share price. The deal, expected to close by end of Q2 2026, expands Brookfield's industrial real estate platform following Peakstone's recent transformation into a pure-play industrial REIT after divesting all office properties in December 2025.
Kojamo, Finland's largest private residential real estate company, has agreed to acquire a portfolio of 4,761 apartments across 60 properties in Helsinki, Tampere, and Turku from Varma Mutual Pension Insurance Company for approximately €900 million, funded through a mix of new share issuance to Varma and a €600 million acquisition financing facility. The portfolio, currently 83% occupied, is expected to generate €63 million in stabilized annual rental income once Kojamo brings it onto its Lumo platform, with closing targeted by April 1, 2026.
Catena has agreed to acquire a 20-property Nordic logistics portfolio totalling 612,000 m² of lettable area from Urban Partners for approximately SEK 8.8 billion, spanning Sweden, Denmark, and Finland — the latter marking Catena's entry into a new market. The portfolio is 96.5% occupied with an average lease term of ~11 years and is expected to generate SEK 483 million in annual net operating income at full occupancy, with transfer scheduled for April 1, 2026.
Kojamo has agreed to acquire a housing portfolio and issued special rights entitling to shares. Kojamo has agreed a senior unsecured acquisition financing facility of EUR 600,000,000 with Goldman Sachs Bank Europe SE, Nordea Bank Abp and Skandinaviska Enskilda Banken AB (publ). The acquisition facility will have a tenor of 12 months. The acquisition facility is expected to be taken out via capital market debt financing.
Gaming and Leisure Properties (GLPI) acquired the real estate assets of Bally's Lincoln, a premier ~165,000 sq. ft. regional casino on a 190-acre site in Lincoln, Rhode Island that generated over $490 million in gross gaming revenue in 2025, from Bally's Corporation for $700 million at an 8.0% cap rate. The property has been added to GLPI's Bally's Master Lease II through 2039, generating $56 million in initial annual rent and is immediately accretive to AFFO per share.
Everest Infrastructure Partners closed $500 million in new equity capital commitments from TPG Peppertree to continue scaling its US wireless infrastructure platform — which spans wireless towers, rooftops, ground leases, and indoor DAS — bringing total capital commitments to over $2 billion since inception in 2015. The investment extends Everest's seven-year partnership with TPG Peppertree and positions the company for continued portfolio growth across US communications infrastructure.
Walker & Dunlop arranged $371.5 million in construction financing from Madison Realty Capital and KSL Capital Partners for Tidal Real Estate Partners' development of The Nashville EDITION Hotel & Residences, a 28-story luxury mixed-use tower featuring 261 hotel rooms and 84 residences in Nashville's Gulch neighborhood. The project will include chef-led restaurant concepts, a spa, rooftop pool, and 8,300 sq. ft. of event space, marking the EDITION brand's entry into the Nashville market.
Cousins Properties acquired 300 South Tryon, a 638,000 sq. ft. Class A lifestyle office tower in Uptown Charlotte, from Barings for $317.5 million, funded through a combination of non-core asset sale proceeds, debt financing, and ATM equity settlement. The 25-story property, built in 2017 as Barings' global headquarters, is 100% leased with a six-year weighted average lease term, and the acquisition is immediately accretive to earnings.
