Australia’s Stamford Capital Targets $100M for Fourth Opportunistic Fund

The investment management arm of Australia’s Stamford Capital is aiming to raise $100M for its fourth opportunistic fund, the Financial Standard reported January 10, citing the company. 

Core Partners Fund 4 is expected to have its first close at the end of January, with capital commitments anticipated at $30M. The minimum investment was set at $100K.

The fund will operate as a closed-end unit trust with an investment period of 2.5 years. It is aiming for a 15% net internal rate of return by sourcing national investments including real estate-backed equity and joint ventures, preferred equity, and first and second mortgage debt. Fund 4's three predecessors' average IRR was 18%.

The Australian commercial property finance provider's investment manager has invested $630M in more than 90 investments since its establishment in 2012. Currently, it has $6B deals in its pipeline, according to the report.
