1. Proudreed’s Industrial Platform/Portfolio - Real Estate
Blackstone signed a binding agreement to acquire Proudreed’s €2.3 billion industrial platform, comprising around 500 properties and 2 million square meters of industrial and logistics assets across France. The deal, one of the largest in the French market in recent years, will see Proudreed’s management team continue operating the portfolio as Blackstone accelerates growth and development within France’s expanding logistics and industrial real estate sector.
2. Plymouth Industrial REIT - Take-Private
Plymouth Industrial REIT (NYSE: PLYM) announced a $2.1 billion all-cash acquisition by Makarora Management LP and Ares Alternative Credit funds, under which shareholders will receive $22.00 per share, representing a 50% premium to Plymouth’s unaffected stock price. The transaction, which will take Plymouth private, adds a strategically located portfolio of industrial assets across the Midwest and East Coast to Makarora’s platform and is expected to close in early 2026, pending shareholder and regulatory approvals.
Crusoe, known as the AI factory company, announced the initial closing of its $1.375 billion Series E round, valuing the firm at over $10 billion. The oversubscribed raise, co-led by Valor Equity Partners and Mubadala Capital with participation from major investors including NVIDIA, Founders Fund, T. Rowe Price, and Tiger Global, will fuel Crusoe’s expansion of sustainable AI infrastructure and data center operations.
4. UK Warehouse Portfolio - Real Estate
Blackstone (NYSE: BX) has completed the £1 billion sale of a UK logistics warehouse portfolio to Tritax Big Box REIT Plc, in a deal that blends monetization with partnership. Tritax paid £632 million in cash and issued £375 million in new shares to Blackstone—valued at a 13.5% premium to market price—giving Blackstone roughly a 9% ownership stake in Tritax and signaling a long-term strategic alignment in the UK logistics sector.
5. NorthPark - Asset-Based Lending (ABL)
JLL’s Capital Markets Group arranged a $1.2 billion refinancing for NorthPark Center, the landmark 1.9 million-square-foot luxury shopping destination in Dallas, Texas, owned by the Nasher/Haemisegger family. The loan, led by Wells Fargo with Morgan Stanley and Goldman Sachs, retires the existing mortgage and restores full family ownership, underscoring continued lender confidence in premier U.S. retail assets with exceptional performance and global appeal.
6. Park Avenue Tower - Asset Purchase
SL Green Realty Corp. (NYSE: SLG) announced it will acquire Park Avenue Tower at 65 East 55th Street for $730 million, with closing expected in Q1 2026. The 36-story, 621,824-square-foot Class A office tower, designed by Helmut Jahn, strengthens SL Green’s Park Avenue portfolio and offers long-term upside through below-market rents and premier tenancy amid rising demand in Manhattan’s top office corridor.
Switch announced the closing of its fourth asset-backed securities (ABS) offering, raising $659 million and bringing total ABS proceeds to $3.5 billion since 2024—making it the largest single issuer of data center ABS. The secured green bond issuance, rated up to AAA by DBRS Morningstar, will fund Switch’s continued expansion of hyperscale, AI, and enterprise data center campuses, underscoring the company’s financial strength, sustainability leadership, and dominance in data center capital markets.
8. MGM Northfield Park - Real Estate
MGM Resorts International (NYSE: MGM) announced it will sell the operations of MGM Northfield Park to private equity funds managed by Clairvest Group Inc. (TSX: CVG) for $546 million in cash, representing a 6.6x multiple on trailing twelve-month Adjusted EBITDA. The transaction, expected to close in the first half of 2026, will generate approximately $420 million in net proceeds and reduce MGM’s annual rent obligations by $54 million, supporting the company’s focus on digital growth, international expansion, and core integrated resort investments.
9. Top Ryde City Shopping Centre - Real Estate
MA Financial Group Limited and Keppel REIT announced the joint acquisition of Top Ryde City Shopping Centre in Sydney for $525 million, marking one of the largest metropolitan retail transactions in over two decades. The fully leased yield of 7.2% and 45% discount to replacement cost underscore the deal’s value, with Keppel REIT taking a 75% stake and an MA-managed fund acquiring the remaining 25%, while MA Financial will oversee all asset and property management functions for the high-performing, 96%-occupied retail hub.
10. Vita Partners Singapore Assets - Real Estate
Vita Partners, a joint venture backed by Warburg Pincus and Lendlease, agreed to sell three industrial and logistics assets in Singapore to CapitaLand Ascendas REIT for S$565.8 million (US$412 million), marking a strategic exit just over a year after acquisition. The fully leased properties, located in Singapore’s east and west regions with long-term leases of 21–26 years, will expand the REIT’s portfolio to 68% Singapore exposure, with closing expected in Q1 2026.
